What does microcement cost per m2?
Our actual rates, the preparation costs that come on top and two complete worked examples. No 'price on request'.
The short answer
Microcement costs 140 euro per m2 for floors and 180 euro per m2 for bathrooms and walls, excluding VAT. Preparation comes on top: 15 euro per m2 to level a tiled floor and 500 euro to roughen tiles. We apply a minimum project fee of 3,000 euro. On larger surfaces the price per m2 drops.

Base rates per m2
Two rates, depending on the room. A bathroom costs more per m2 than a living floor because walls, corners and the shower need more handwork and more layers, and because the work there has to be waterproof throughout.

What is in that price?
The price per m2 includes materials and the complete application of the complete system. There is no separate labour line.

Preparation and extras
Microcement goes over your existing floor or tiles, but that substrate has to be flat and ready to bond first. That is real work and we charge it separately, so you can see where your money goes. What is not needed does not appear on the quote.

Minimum project fee of 3,000 euro
We apply a minimum project fee of 3,000 euro. For smaller jobs that is the floor, even when the surface area works out lower on paper.
The reason is simple. A 4 m2 toilet takes us almost as many days as a 15 m2 bathroom: the same machines, the same multiple layers, the same curing time between coats. We would rather charge an honest minimum than cut corners on a small job.
Choosing between two small rooms now or both at once? Do them together. You then pay the minimum once instead of twice.
Larger surfaces, lower price per m2
The bigger the project, the lower the price per m2 can be. Setting up, screening off and organising the site takes as long at 30 m2 as it does at 120 m2, and we spread that fixed time across more metres.
The discount is not a fixed table: it depends on the surface area, the schedule and how much detail work is involved. Ask about it when you request a quote and we will work it out for your floor plan.

This is what a quote looks like in practice. Both examples are over existing tiles, because that is by far the most common question. All amounts exclude VAT.
Bathroom of 3 by 2 metres, walls to the ceiling
6 m2 of floor plus 24 m2 of wall makes 30 m2. Over existing tiles, with one recessed niche in the shower and levelling work on the walls.

Do not compare the price per m2 alone
Microcement can look more expensive per m2 than tiles. Compare complete quotations instead. If the existing tiles are suitable and can remain, demolition, waste removal and a new screed may be avoided. Preparation and scheduling differ by project.

Around 5 working days is an indication for an average bathroom over suitable, firmly fixed tiles. Levelling, a larger surface, corners and niches, or cold and damp conditions can add days. Between coats, we follow the specified waiting periods. Time on site is not full curing time: permission for use, water exposure and cleaning is confirmed for the applied system at handover. Your quote states the schedule for your project.
What moves the price up or down
The condition of the substrate
A flat, firmly fixed tiled floor is the cheapest substrate there is. Loose tiles, a bulging floor or old adhesive residue mean levelling work, and that costs money.
Corners, niches and detailing
Every corner, niche and junction is set by hand. An open 45 m2 living floor costs less per m2 than a bathroom with a walk-in shower, a niche and a freestanding bath.
The total surface area
Fixed costs such as setting up, screening off and machinery are spread across the metres. Above 30 m2 that starts to work noticeably in your favour.
All at once or spread out
Bathroom and living floor in the same week is cheaper than two separate projects, with two set-ups and the minimum fee twice.
About VAT and the quote
All amounts on this page exclude VAT. Your quote states the VAT rate that applies to your project, with the total including VAT below it.
After the site visit you receive a quote with a fixed price per line. What is not on it, we do not charge. Extra work only goes ahead once you have approved it, and the provisional sum for corner profiles is settled against what actually goes in.

The final price depends on the condition of the substrate, the complexity of the space and the total surface area. A floor that requires additional levelling takes more time and materials, and a bathroom with many corners and niches demands more work than an open living floor. For larger projects we offer volume discounts: the more m2, the lower the price per m2. The price per m2 includes material and the application of the complete system. Your quotation states the VAT rate that applies to your project, with the total including VAT below it, so you know exactly what you pay. For homes older than two years the reduced rate of 9 percent may apply to the labour component. We calculate that for you with the quotation.

Compare the complete quotation for your situation, not only the price per square metre. Microcement over suitable, firmly fixed tiles can reduce demolition, but repairs, roughening and levelling may still be needed. Total build-up height depends on that preparation and the selected system. Preparation and scheduling also vary between tiling projects. For microcement, allow for curing after the installation work and have the first-use timing confirmed for your finish. Microcement is applied by hand using natural raw materials. Every floor is therefore unique, and colour and texture can differ slightly from the sample and vary between surfaces. Imperfections in the substrate stay visible in the result, so a poor substrate needs levelling first and that costs money. The finish does not tolerate acids, abrasives, dyes or steam cleaners: these attack the sealer. Scratches remain possible, especially under point loads; resistance depends on product, texture and sheen. Differences in texture and gloss come with the material, and damage can be touched up locally but that patch stays visible, which is why we prefer to finish a repair per surface or wall. Because the surface has relief, professional cleaning may be needed over time. The Forcrete system we apply also requires product knowledge and precise handling of each layer. We would rather tell you this beforehand than afterwards.
Yes. Floors carry a three-year warranty including liquid-tightness, starting at full completion. The conditions are that you follow the maintenance protocol you receive at handover, and that sanitary skirting and sealant are fitted in wet rooms. Outside the warranty fall cracking caused by structural movement or subsidence of the building, wear from normal use, moisture problems in a substrate we did not lay, and damage from acids, abrasives, dyes or steam cleaners. Microcement can be applied over existing tiles when the tiled floor is suitable, stable and firmly fixed. We first check adhesion, cracks, grout lines, levelness and residual moisture. If the substrate is suitable, the tiles are roughened with a grinding machine to remove the glaze layer. We then apply the specified primer and preparation, followed by a 160 g/m2 reinforcement mesh in a scratch coat, the High Traffic Base XT and the chosen finish. Repairs or additional levelling may still be needed. When the existing tiled floor can remain, this can reduce demolition work. A standard floor project takes an average of five to seven working days, depending on the surface area and complexity. This includes substrate preparation, primer, reinforcement mesh, scratch coat, multiple layers of microcement and the final sealer. Each operation follows the specified drying and recoating times. A bathroom typically takes five working days. It is smaller, but takes more time per square metre because of waterproofing and detailing around drains, niches and connections. Curing after completion is additional. Our terms specify at least 48 hours before light use, 7 days before water exposure and 28 days before full use. No standing water is allowed on the floor during the first 4 weeks. These periods do not replace the product-specific maintenance protocol. Ask us to confirm the waiting period for your finish before water exposure; a longer product-specific waiting period takes precedence.
